Athlon by Aldar is a residential master community in Dubailand, planned by Aldar Properties around active, healthy living. Homes sit inside a broad green setting, linked by walking, running and cycling loops, parks and clubhouses, so movement becomes part of the day rather than a separate trip.

The masterplan brings together luxury villas, townhouses and apartments. Rise by Athlon is the apartment collection. Townhouses and villas make up the lower-rise neighbourhoods, with named plan styles and a clear bedroom range. Across Athlon, 2,734 homes are under construction, and handover is phased by sub-project from 2028 to 2030.

Athlon Dubailand is built as an active living community in Dubai: a 4.6 km trail-running loop, a 3.7 km cycling loop, a 2.2 km family loop and over 10 km of tracks, plus 7 clubhouses. From Aldar Athlon villas and townhouses to Aldar Athlon apartments, the same landscape holds the homes. The community is LEED Platinum pre-certified (community planning and design), and Fitwell certified. It is under construction and offered off-plan. Purchaser payments are routed through an escrow arrangement. The regulatory frame is Dubai: DLD / RERA, with a 4% DLD transfer fee.
